How is home loan EMI calculated?

EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the number of months. RupayWise computes every figure on these pages with this standard formula.

What interest rate and tenure do these EMIs assume?

Does a longer tenure reduce my EMI?

Yes — a longer tenure lowers the monthly EMI but increases the total interest you pay over the life of the loan. A shorter tenure raises the EMI but saves a large amount of interest. Part-prepayments are the most effective way to cut both tenure and interest.
